Registering your details means that we can make sure that you are one of the first to find out about any new instructions.

By the time the vendor accepts your offer, both you and the vendor should have chosen a solicitor to manage your purchase and sale.
A Notification of Sale, which includes the names and addresses of both solicitors and the amount agreed upon, will be issued to both parties by the agent. The buyer should at this point have a mortgage that has been given preliminary approval.

When the Solicitor is in receipt of your searches, mortgage offer and signed contracts they will normally request your deposit is paid to them.

Funds must be cleared before exchange can take place and in most cases, this sum equals 10% of the price.

The contract will be authorised and delivered to the buyer for signature and return once all questions have been satisfactorily addressed.

Keep in mind that all searches must be completed and that you must have received a formal mortgage offer.

Completion is the day you take ownership of the property and occurs when your mortgage company transfers the remaining monies to the solicitor.

Keys may often be picked up from the selling agent in the late morning or early afternoon when funds have cleared.

You may move in and begin to enjoy your new home as soon as the funds have cleared and you have the keys.
