Who do I need to tell that I am letting my property out?

What happens to the Tenants Deposit?

Tenant deposits must be registered with a recognised tenancy deposit scheme by landlords and letting agencies. The landlord, the agent, or the deposit programme itself will thereafter hold the deposit. The purpose of the Tenancy Deposit Scheme is to safeguard the tenant's funds and facilitate the resolution of any disagreements at the conclusion of the tenancy.

What is an EPC and do I need one?

A study outlining a property's energy efficiency is known as an EPC, or energy performance certificate. It provides a property with a 10-year energy efficiency rating ranging from A (the most efficient) to G (the least efficient). Before renting out a property, all landlords are required to present a current EPC for that property. If the energy rating is F or lower or the EPC is out of date, the home cannot be rented.

If my Property has gas what do I need to do?

A Gas Safety Record (GSR) must be in place for any rental property with a gas supply to guarantee that all gas appliances, pipelines, and flues are in safe operating condition. A Gas Safe Register certified engineer must perform it. Every year, this needs to be renewed.

Do I need to have the electrics in the property checked?

To comply with English law, an Electrical Installation Condition Report (EICR) is necessary. We can assist you in making sure the electrician you hire satisfies the requirements.
